Nothing added for stairs, floors or a service elevator
Floor level, stair count, carry distance and elevator use are all zero in our pricing. A tenth-floor unit in Edgewater prices the same as a ground-floor house in Coral Gables for the same load, which keeps your estimate to a client accurate wherever the listing is.
We take only what is marked
Staged pieces, the seller's keepers, anything under offer — name them, tag them or put them in one room and they stay exactly where they are. Give us the go list and the stay list when you book and the crew works to it.
De-staging is the same booking, in reverse
When staging inventory has reached the end of its life — a sofa that has done its last listing, cushions and rugs past their best, a bed frame that no longer photographs well — we collect it on a scheduled visit at the same published prices. You do not need to be there
A lockbox, a concierge, a tenant or a contractor on site is enough. Tell us who authorises the quote and who may add to it on the day, and any change of scope goes back to that person as a revised written figure before anything is loaded.
Certificates of insurance for buildings and associations
Most Miami towers ask for one before a crew works in a unit. JunkRabbit LLC carries commercial general liability at $1 million per occurrence and $2 million aggregate, an umbrella above it at $2 million per occurrence and $5 million aggregate, and workers' compensation. We issue a certificate naming the building or association at no charge, and if the managing agent has a required form of words, send it and it goes on the certificate. The price is fixed before we set off
The figure you forward to a client is the figure that gets paid. Nothing is renegotiated in the hallway, and if a seller adds a piece at the last minute it comes off the same published list with a revised total sent for approval first.
Condition never changes the number
Sun-faded, scuffed, water-marked or simply dated — all priced the same as pristine, because we price the space a piece takes on the truck. Nothing needs cleaning or repairing before the shoot.
Repeat listings are easy to run
Same published prices on every job, so an agent or stager working several properties at once can quote each one instantly and book them independently. There is no account to set up and no minimum volume.
