Moving out in Miami: clearing what you are not taking

The short answer

Two prices, and you use whichever is lower.

• Per item when you know what is staying behind. Sofa $126, mattress and box spring set $143, standard dresser $126, dining table for two to four $103, 42-to-65-inch television $68.
• By truck fill when the leftovers have stopped being a list. A quarter is $241, a half $431, three-quarters $587, a full truck $732.

The minimum visit is $75. Carry-out from any floor and disposal are included, so nothing gets added at the end.

The timing advice is simpler than the pricing advice: book the clear-out for the day after the movers, not the same day. Two crews and one service elevator is how people lose an afternoon.

Sequence it around the elevator, not the truck

If you are leaving a building in Brickell, Downtown, Edgewater, Aventura or on the beaches, the service elevator is the scarce resource and everything else has to fit around it.

Most associations will give you a booked window for a move — often weekdays only, often a fixed block, frequently no weekends at all — and will want a certificate of insurance naming the association on file for every company that carries anything through the lobby. That is the movers and the junk crew, separately.

So the order that works:

• Ask the management office for the move window and the COI requirements, in writing.
• Book the movers into that window.
• Book the clear-out for the next available window, once the unit is empty of what is going with you.
• Get both certificates issued a few days before, not the night before.

Trying to compress it into one day means two crews queuing for one lift while the desk phones you about the loading dock.

What Miami movers leave behind

Predictable, every time.

• Mattresses. Long-distance movers charge by weight and volume, and a queen at $103 removed here is usually cheaper than a queen transported. Interstate carriers also often refuse used mattresses outright.
• Anything upholstered that smells of the unit. More on that below.
• Patio and balcony furniture. Salt-corroded aluminum and sun-bleached cushions do not survive a move and nobody wants them at the other end. A patio table is $89, an outdoor lounge chair $61, an umbrella and base $53.
• Flat-pack furniture. Particleboard that has spent two Miami summers in a humid unit will not survive disassembly. A flat-pack bookcase is $100, a flat-pack wardrobe $143.
• Window and portable AC units. $109 for a large window unit, $85 for a portable. They are heavy, they are jurisdiction-specific, and the new place has central air.
• The contents of the storage locker you have not opened since you moved in.

The donation plan that does not work here

Almost everyone starts with the intention of donating the furniture, and in Miami a good deal of it will be turned down. Worth knowing before it is the only plan.

Charities in the metro are strict about upholstery and mattresses, and the reason is the climate. A sofa in a unit where the AC was set high for a season, a seasonal apartment shut up from spring to autumn, a piece stored in a garage in Hialeah — all of it picks up a mildew smell that will not come out of foam. Veneers lift. Metal frames and legs corrode near a balcony door.

What does rehome reliably: sealed hardwood furniture, kitchenware, small appliances that work, lamps, books, clothing, unopened household goods. What almost never does: mattresses, box springs, anything with a smell, anything with visible rust or water staining.

Give yourself a clean rule. Anything you would not accept from a stranger goes on the truck, and you stop moving it around the apartment hoping.

Three moves, priced

A studio in Edgewater, moving out of state. The mattress and box spring set at $143, a loveseat at $119 and a television at $68 is $143 + $119 + $68 = $330.

A two-bedroom in Kendall, downsizing. A sofa at $126, a queen bed frame in solid wood at $126, a standard dresser at $126 and a dining table for six to eight at $163 is $126 + $126 + $126 + $163 = $541. At that point half a truck at $431 is the cheaper answer, so that is what it gets priced as.

Leaving Miami versus moving inside it

The two look different and it is worth being honest about which one you are doing.

Moving within the county — Brickell to the Grove, Hialeah to Doral, the beach to the mainland — usually means keeping most furniture, and the clear-out is a handful of named items. Item pricing wins.

Leaving the state changes the maths on everything. Transport is charged by what it weighs and what it fills, so every marginal piece has to earn its passage. Most people discover the sofa does not, the mattress does not, and the patio set definitely does not. That is a truck-ladder job.

Selling the property adds a third phase: the furniture goes, then the garage and the shed go, then the things nobody claimed go. Stage those rather than trying to do all three in one visit, or plan for a full truck at $732.

The deposit maths

The single most expensive move-out mistake in this county is leaving furniture beside the building's compactor or in the trash room.

Bulky items are excluded from essentially every building waste contract here. The building removes it and bills your unit or deducts it from your deposit, often at a rate you have no say in. Leaving a sofa in a dumpster enclosure at a garden-style complex in Kendall or off Fowler works the same way.

A sofa removed properly is $126 with a receipt. A sofa left beside a compactor is whatever the building decides it is, taken from money you were expecting back.

Booking it

Send a list or send photographs from each doorway, including the balcony and the storage locker, and you get the total before anything is scheduled. Tell us the building, the window the office gave you, and what the certificate of insurance has to name.

There is no same-day surcharge if the plan changes late, which it usually does. Bookings and crews work in Spanish across the county.
